Property Management
A second home requires just like a first home care and maintenance and a number of fiscal and administrative obligations. Costa Brava Luxury takes this work out of your hands and ensures you of a proper administration. For a fixed amount of € 99,- per month we offer you our Property Management Service.
What can you expect from us? - We hold a key of your house.
- We do a weekly inspection/control of your house on burglary, water damage, storm damage and at the same time we ventilate the house, flushing of toilets and drains, etc.
- We act as a contact for emergency, police and/or other authorities. You can pass our contact details to your neighbours.
- We select for you professional and reliable companies in garden construction and maintenance, pool maintenance and cleaning of your home. You enjoy the rates that we achieve with these companies through economies of scale. If those the companies do not satisfy your needs we will fire them and select new businesses in consultation with you.
- We coordinate and monitor the services of these companies. The expenses of these companies are approved by you. We can take care of payments by your service account which we administrate for you or you can pay them in other ways
- We manage a Spanish bank account by which all services to your home-related expenses are paid. This is a bank account with a bank of your choice. You can watch at any time through your internet banking program what happens on your account. You must only ensure that measured, but sufficient amounts are available on your account based on the monthly costs of your home here.
- We monitor and administer all the bills of the normally necessary facilities such as gas or gasoil, water, electricity, telephone, ADSL, satellite TV, alarm, etc.. By your banking program you have a real-time overview of all these payments.
- We are your rescue in the event of malfunction on these and other facilities.
- We monitor and administer all payments to your Comunidad de Propietarios (= Association of owners of the urbanization or the building)
- We are your intermediate in terms of legal and tax matters.
- We manage and administer your post. If you wish all your post can be delivered on our mailing address.
A subscription to our Property Management Service costs you € 99, - (including 16% VAT) per month and may at any time be terminated, but you will not ;-) If you want to start this service a simple confirmation by e-mail is enough to start it! You are welcome, Costa Brava Luxury SL,
